Grovewest Property is a completely independent site for anyone looking to rent a property in Manchester and for landlords with Manchester properties to let.

Of course, we always do our best to make sure the properties we feature are legitimate and above board. But you should always double-check you’re 100% happy with everything yourself before you sign on the dotted line.

Here are some of the most important things to think about:

References:
Have a couple of references from former landlords or employers written up before you start looking for a property. It will help move things along when you find a place you like. Bear in mind landlords may run a credit check on you as well, just to make sure your money’s good.

A Tenancy Agreement:
Your landlord has to prepare a tenancy agreement that you and anyone else you’re sharing with must agree to and sign. It’s important you understand exactly what’s in it, so hve any questions ask your landlord to explain things or seek independent professional advice.

Admin Fee or Deposit:
Some landlords may ask for a refundable deposit of about 6 weeks’ rent up front. This is to protect the landlord against moonlight flits and damage to their property (as if you would!).

Grovewest do not ask for a deposit but do require you to complete a tenant application form.

Inventory:
You should receive a full inventory of everything in the property. This is to protect you in case the landlord accuses you of breaking or stealing anything.

Rent:

Rent is usually taken a month in advance, at the beginning of each month.

Safety Certificates:
By law, your landlord has to have a Gas Safety Certificate for every gas appliance in the property. If it’s not on display, ask to see it before you agree anything. Landlords must also make sure that electrical wiring and appliances are safe and in good working order.
