Dilapidations

A schedule of dilapidation is a document which identifies any relevant lease or tenancy obligations. 

Dilapidations are breaches of leases due to the condition of the property, either during or at the end of the lease period. This may result from mistreatment of the property, absent maintenance or repairs that are required by the lease. Further work may also be required at the end of a lease to reinstate alterations that have been made to the property by the tenant.

We carry assessments, preparation, negotiation and settlement of dilapidations claims. We have a large depth of knowledge and experience with all types of property. We can also provide assessment of potential dilapidations liability for the purpose of budgeting provision and to advise upon strategies to address a future claim.

We can act on behalf of either the landlord or tenant in assessing any breach in lease obligations.
